DIY Roof Inspection Guide
From the Ground (Binoculars)
- Missing, cracked, or curling shingles
- Rust or damage to flashing around chimneys and vents
- Sagging areas
- Moss or algae growth
- Granules accumulating in gutters (sign of shingle wear)
From Inside (Attic)
- Daylight coming through the roof
- Water stains on rafters or sheathing
- Soft or spongy spots
When to Call a Roofer
If you see any of the above, get a professional inspection. Most roofers inspect for free. A new roof costs $8,000-$15,000, but catching problems early can extend its life by years.
