Water Pressure Regulator Explained

What It Does

A pressure reducing valve (PRV) limits incoming water pressure to a safe level (typically 50-60 PSI). Without one, high pressure damages fixtures, causes leaks, and wastes water.

Signs of Failure

  • Banging pipes (water hammer)
  • Leaky faucets and running toilets
  • High water bills
  • Pressure fluctuations

Replacement

PRVs last 7-12 years. Replacement costs $200-$500 installed. Test pressure annually with a gauge on a hose bib.
